Even though it is good to see some progress on the project, does anyone have a realistic update on when we will actually be able to close on this project and move forward?

Hi

Thank god i found this forum, i have been emailing and calling from the site info with no joy. Makes me think i smell a rat. Does anyone have any info on whats going on now with this development....

A group of us(Caicos Beach investors)  have a lawyer friend who lives in Grand Caicos and will go visit the site and get to the truth, I have been living in Panama(Central America)  for 4 years now and know that contruction can take a long time outside North America and Europe and I can only imagine how difficult and long it would be on some remote caribean island, having an extremelly strong builder who can drive a usually lazy and incompetent construction  team is not easy to find and this is probably one of the main causes of the delays we have seen on this project,  but none the less the lack of  communication of this develloper is shamefull. I am hoping we will know more in a month or so.

Does anyone have an update or contact details from this shameful developer. I have been looking into details and we can take this developer to court if we all club together.

I have stumbled into this forum (thanks guys) and I am also trying to get info from the developer.

Is there any progress on the site visit mentioned here ?  If not I am considering making a trip to visit later this year.

I have today received this, a long list of current works ongoing - plus an explanation of how this resort was the first to be cleared by the current governmental investigation into corruption and how the developer intends the resort opening to coincide with the upgrade of the South Island airport.

April 4, 2011
Dear Resort Residence Owner,
This shall serve as a follow-up to your September 29, 2010 update.
Since the bridge was completed (repairing the extensive damage done to the
only access road to the site), the following construction has been done at the
site:

As you are aware, The Crown suspended the Turks and Caicos Island
Constitution in late 2009 as a result of alleged extensive corruption in
Government.  Since that time The Crown has been conducting investigations
toward the end of possibly prosecuting one or more previous Government
Ministers, vetting all Developers, attempting to recover land and/or monies
handled improperly by the displaced administration, attempting to "right the
financial ship" of local Government and sorting out each Government
Office/Agency, each of which is a monumental task in its own right.  
   
Caicos Beach Club Resort and Marina were the first Developers and Project to
clear the vetting process successfully.  Attorneys for the Developer have met
with The Governor several times over the past couple months, including a Four
(4) Hour Meeting on-site. The results of these meetings have created a good
working relationship with The Crown and have fostered a better
understanding of Caicos Beach Club Resort and Marina by The Crown. The
Crown is now working with us to facilitate the resort opening.

The Crown stated in press releases that they intend to have the results of their
criminal investigation (into former government Ministers) completed in the
first half of 2011.  The Crown retained a company to conduct civil recovery
efforts which are on-going. Civil Recovery Efforts have resulted in the
restitution of over $3 Million US Dollars already, with several other cases filed.
The Crown has also announced a $417 Million US Dollar financial package for
Turks and Caicos Islands which will carry the islands for the next Two (2) Years

while Government expenditures are cut, civil recovery monies collected and
the local economy grows.  Please note that Stamp Duties to Government from
the closings at Caicos Beach Club Resort and Marina with the first 490 Resort
Residences, bed tax, food and beverage tax, etc. exceed $25 Million+ US
Dollars during the first year of Resort operation.  This income to Government
continues every year. Government Offices/Agencies are starting to function
once again which has made doing business in The Turks and Caicos Islands a bit
easier.
Providenciales and South Caicos Airports:
Work is ongoing on the Providenciales Runway expansion and is ahead of
schedule.  The Developer is currently working closely with The Crown and the
Turks and Caicos Airports Authority regarding the South Caicos Airport which
Government has expressed its commitment to complete. Attorneys for the
Developer have met with The Crown and TCAA several times just for the
purposes of sorting out the re-development of the South Caicos Airport.
Design work for the runway and Airport Terminal is currently ongoing.
Attorneys for the Developer have been informed that an announcement on
South Caicos Airport Redevelopment is expected shortly. As soon as the
Developer receives a commencement and completion date of the South Caicos
Airport, you will be informed.  The runway at the South Caicos Airport has the
best sub-structure of any runway in the Turks and Caicos Islands, which will
significantly reduce the cost and time to complete the runway expansion.  This
Airport is critical to the Resort and is much anticipated.  
Keep in mind that each and every Resort Residence either has a view of the
sunrise and the third (3rd) largest natural coral reef in the world or the
magnificent sunset over the Caicos Bank. Prices and rental rates have
remained high in the Turks and Caicos Islands. Despite the worldwide
economy, tourism in 2011 has increased Twenty (20%) Percent over last year
and is at an all-time high for The Turks and Caicos Islands.  Construction is
continuing toward Resort Opening. You will be advised as soon as an opening
date is set. Resort Opening will be tied to Airport Re-development and
opening; in this manner, operating expenses for the Resort Residences should
be covered from the initial resort opening. W

this was sent to me today

It was copied  from a release from the developers, presumbly, and forwarded to me from the company through whom I originally invested.

Sorry if it is old info - I could not already see anything so current on the site.

I have yet to receive a personal reply to my email to the developers.
