December 2009

BRIDGE / ROAD REPAIR:

The repair of the only access road to the resort site (The road from the airport to the Resort Development was ripped and trenched to relieve flooding from Hurricanes Hannah and Ike) has finally been addressed, some 17 Months after Hurricanes Hannah and Ike. The Developerís Structural Engineers determined that a bridge would need to be erected to traverse the missing road and resume water flow from the mangroves to Bell Sound. After some Seventeen (17) Months, The Crown finished reviewing the Developerís Engineered Plans to build the Thirty (30) Foot Bridge required to fix the road, has approved the Plans and has drafted a Bridge/Road Repair Contract. Construction work has commenced on the Bridge and the Bridge will be open to all traffic on or about January 7, 2010. The Developer is paying for this repair (approximately $500,000.00) and will receive credit for this work in future Taxes/Fees, such as tourism/bed tax, departure taxes, etc. after the Resort opens. The completion of the bridge will allow the Developer to bring the materials from the port to the site to complete construction of the Resort. Although Governmentís actions in delaying the project via lack of road access to the Resort has delayed construction for approximately 1.5 years and caused Millions of Dollars in unnecessary costs to the Developer, the bridge will ensure proper water flow from the Sound to the Mangroves and will ensure a pristine Bell Sound for future generations. Please see pictures of bridge construction attached.

RESORT RESIDENCE CONSTRUCTION:

Work is also moving forward at the Resort site. The Developer elected to construct the interior walls with HardiBoard as opposed to drywall. HardiBoard, which is a cementious board composite is being used, despite its high cost (2.5 times more expensive than drywall) because it does not grow mildew and/or mold in the heat and humidity associated in the Caribbean. The installation of the HardiBoard interior walls has now been completed in Buildings B, C and D. The HardieBoard required to complete Buildings A, J and I has been ordered and should arrive in January after the New Year. The texture coating and priming of interior walls in place has been completed in all buildings. Please see the photos above.

Now that the Developer has permission to construct the bridge, Developer knows when the bridge/road repair will be complete and ready for weight-bearing traffic. Accordingly, the Developer has ordered the hurricane impact glass sliding glass doors, hurricane impact front windows and front doors for the Units. When the windows and doors are being installed, the tile and kitchen cabinets will be ordered. During the installation of the tile and kitchen cabinets, the furniture will be ordered. Please check here for future Resort Residence Progress Updates.
